物件探しの時期は5月がオススメ！5月入居の 引っ越しがオススメな4つの理由とは？

出会いと別れと引っ越しのシーズンも過ぎ、心機一転！
学業・仕事を頑張ろうと襟を正している、4月下旬から5月のこの時期……、実はお部屋探しにおいては狙い目の時期だということ、ご存知ですか？

今回は、なぜ5月の引っ越しがお勧めなのか、その理由をご紹介します！

①：3月末～4月上旬退去の物件が内見できる

多くの人は新生活に伴い2月末～3月上旬に現在住んでいる住居の解約申請を出し、新しい部屋に引っ越すことになります。解約申請は通常1か月前に行うので、そのお部屋が解約されるのが3月末～4月上旬になり、お部屋のクリーニングの期間等を含むと、4月の中旬～下旬に内見可能な状態になります。

一方で入居希望者は4月上旬までがピークなので、3月末～4月上旬退去の物件が出てくる数に対して、入居希望者の数が相対的に少なくなり、 その結果条件に合った良い物件が残っている確率が高くなるのです。

②：3月の繁忙期と比べて、家賃や初期費用の交渉に応じてくれる可能性が高い

3月の繁忙期は引っ越しニーズが高まるため、良いお部屋が見つかっても、高い確率ですぐに埋まってしまいます。
そのため、不動産会社や大家さんは「値下げをしなくても誰かが決めてくれるだろう」と強気になり、値下げに応じてくれないことが多いのです。

しかし5月に入ると、新生活に伴う引っ越しもひと段落するため、不動産会社や大家さんは、お部屋を決めてもらうために比較的柔軟になる場合があります。
交渉次第では、礼金2ヶ月→1ヶ月のように、初期費用の値下げ交渉に応じてくれるケースもあるようです。

3月の繁忙期に、家賃や初期費用の面で引っ越しをためらっていた方は、5月に再チャレンジしてみるのも良いかもしれませんね。

③：引っ越し代金が安い

初期費用で重くのしかかるものの一つが「引っ越し費用」。

この引っ越し費用も、（ゴールデンウィーク中は例外として）5月に入ると、3月の繁忙期と比べてお安くなります。

有給休暇を使って平日に引っ越しをすることで、初期費用をお安くすことが可能です。

④：天候がいい

待ちに待った引っ越しの日！そんな日に雨なんて、嫌ですよね。

5月は梅雨入り前で天候が穏やか、雨が降る可能性も高くないですし、気温も寒くも暑くもなくちょうどよく、引っ越しには最適の時期です。
